If they end up moving out at the end of the month, you’ve only lost 2 months rent.

If they decide to stay, now you’re looking at even more lost income. You’re paying for them to stay there.

Start the eviction process now. You should have 45 days ago.

Good Afternoon BP Nation!

I just closed on a #HouseHack duplex a couple months back. I inherited some bad tenants to say the least.

Month 1: Paid in cash

Month 2: Paid on the 15th

Month 3: Did not pay.

Month 4: No signs of paying for September.

They are out at the end of the month. What course of action would ya'll take here?

Thanks for the response - let me clarify. I am currently residing in side B, the tenants are in side A. I have been touring side B (the side I am currently living in and will rent out. October 1st I plan on moving over to side A and start fixing that side up. It's coming down to wire and I'm having trouble finding a tenant. 

I will continue the grind though. Again, thank you for the response!

Hello BP Nation!

I'm interested to hear everyone's take on credit cards during their real estate journey. I have started with the Chase freedom card --> Chase Sapphire Preferred --> Chase Business Cash (Registered my house hack as a business).

Currently I have over $1,000 worth of travel points in Chase Rewards.

I would love to hear all of your success stories on credit card churning.

Hello BP Nation!

I am three months into my house hack 2/1 duplex in Greenville, NC. I inherited tenants that currently are behind in rent. Their lease is out October 1st but I have yet to find new tenants!

The property is currently listed on (Trulia, Zillow, Craigslist, Facebook Groups etc.) does anyone have any advice to advertise the property or what I should do!?

Two options: 1. Keep the tenants that are behind in rent on a (month-month) basis 2. Risk having additional vacancy costs and remove them at the end of their lease.
