Good Morning BP Nation,

I have a burning question that's been on my mind for a few weeks now. I just graduated college and started my Financial Analyst job in Greenville, NC and it has been quite the ride already. Very long hours although I plan on staying here for AT LEAST 1 year and I've been researching the local market for about 6 months now.

I am currently paying rent which I know is a cardinal sin here in BP nation, my question to you is should I be looking into an investment property (single-family home with roommates/multi-family duplex with a roommate and renting the complete other unit)? I know I will be here for at least a year possibly longer so I need to hear other opinions. Paying rent is essentially shredding my money and throwing it away so I would love to hear some feedback on what y'all think!

I agree you should have a mentor but, the way to get a mentor is not to ask for one, it is by attracting one. Make their time worth it. What I mean is find a few deals and ask people’s opinions on them. They will be more than happy to give you a few quick pointers on maybe some things you missed or some thoughts on what they like and task you with finding those things. The real estate game and business as a whole is about attracting people with value. To quote Tyrone Taylor “if you have a great deal, people will find you. But, they must know you exist and see value in what you have to offer.”

I sincerely hope this helps you get in the right mindset and at least gives you a guiding point in the first steps of the journey you are about to embark on. I leave you with this final thought, success is not a destination but a journey. Every step you take is a step closer to the destination. Enjoy the journey.

 Thank you very much Michael! This does help a lot I am going to start in a multi family home and house hack while building up my capital to eventually move onto another project. "Leave your pride at the door" I love that advice, thank you Michael. I need to always remember never overwhelm myself and set realistic goals.

When you say you are ready to get into the real estate investing game (your words), what type of investing do you mean? Wholesaling, flipping, lending, landlording, PMing....?

 Thank you very much! I am now signed up for the Triangle Real Estate Investor Association, they have a beginner seminar on November 8th! Ideally my first property I will look for will be a multifamily and house hack until I can build the capital to move onto my next project.

Good Morning BP Nation, Upon graduation from college I am ready to get into the real estate investing game. I am motivated and hungry to learn all that I can. Guy Adami once told me that there were 24 hours in the day “you’d be surprised how much you can accomplish.” I’m willing to work, if it means losing sleep so be it. I’m hungry. Very blessed to say that today is my 23rd birthday, I plan on starting my real estate investing journey here in Greenville, NC.  Ideally I'd like to start out with a multifamily home by the Summer of 2018.

How old was everyone when they first started and how did they initially get into the game!?

I'm a graduating Senior in college set to start as a Financial Analyst in January of 2018. My goal is to have my first investment property by Summer 2018 in Greenville, NC. My question is how necessary is it to get my Real Estate License during the beginning stages of my investment career?
