Hi, welcome! What you're referring to is called "wholesaling". Pretty much as you state it is when you find good deals, get them under contract and then immediately sell them to an investor. Is it only in Kansas City you've been looking for Turnkey properties? I've been entertaining the thought of investing in a turnkey property aswell and have been looking in Ohio and Nashville. Most of the properties I find there are cashflowing 420 - 450 usd.

Good idea. It can defintely be done. Number one tip I can give you is to make sure you show your face on both the profile pic and banner of the FB page, aswell as on the ad you're planning to push out. (can be photoshopped and have other elements aswell in it, but the key is to not be this big corporate company with a logo as the profile pic, but instead be a friendly guy who'll help out)

The ad and FB page has to create a lot of trust and do it fast, otherwise it'll seem sketchy and ppl won't engage, even thought they might be interested

Not sure if this exactely is what you're looking for, but have you checked out http://www.realtor.com/rentals  & http://www.rent.com/homes-for-rent? Atleast you can see all available rentals in one area -- should give you some data

Great that you want to learn and I think you have a lot of good value to offer someone experienced, but if this post doesn't give any fruit i'd suggest you contact the people who are doing REI in your area and reach out to them directly. I see no problem someone wanting to take you onboard considering your experience, but they might not be here looking - good luck

Find out what you spend time on that isn't directly producing you revenue and outsource that
