Do you have a website? Are you on Facebook? Have you advertised on social media before? How did your previous sales come? Could it be because of summer time? I know a lot of businesses who are experiencing slower periodes atm

Hi Julius, try getting a basic understanding of how things works. This book helped me a lot: biggerpockets.com/ubg -- it covers pretty much everything you need to know to get started and teaches you all the basics. If you're looking for something more specific, try see if there are any local meetups that you can attend

Have you checked meetups.com? If there aren't any than go ahead and create one. :) We just did here in Oslo, Norway -- there weren't any, so we created one. Currently met investors that have changed my life because of it

You could start here: https://www.biggerpockets.com/real-estate-investing. That helped me get a basic understanding of it all. Regarding your question, i'm pretty confident if you search the forum for the question someone else have asked it :-)

Can you post the numbers. And will option 2 require any renovation?

Sounds like you're talking about SEO. Each page on your website has to be SEO optimized, meaning Google will push it higher up than other sites. You should also have a blog on your site where you post articles to hit on more keywords -- and it has to be frequent positing. Googles algorithme favours lot's of words, high quality and clean sites.

Please note that there are lots of companies and people who do just SEO full-time. It's not something that happends over night, but if you are consistent with blog posts and utilize every tactic there is you'll be starting to see results arond the 6-8 month mark.

There is lots of great info on YouTube and articles written on this.

Good luck

Hi, i'm pretty new to investing myself so this is just my own look at it.
(closed my first deal about a month ago)

While I don't know the market in Hartselle, Alabama, I think you should try other means of marketing. Looks like the MLS is dried up and you're in a hot market, so why don't attend local meetups to connect with bird dogs, wholesalers, real estate agents and let them know you're looking for a deal and show you're a serious buyer. Tell everyone you meet you're looking for a property

You should also consider looking into DM. When the "standard" ways of finding deals gets you nowhere, you gotta be creative. The deals are most likely out there, you just gotta find them

Keep analyzing and looking and you will find one

I'm pretty new to the game myself so this is just my own opinion.
(closed my first property about a month ago)

If I were you, i'd find a property before you leave and get it rented out. Chances are you have a friend or a family member who would be willing to assist and be your onsite helper when needed. If not, look into property management. (make sure you count property management cost in anyways when doing numbers)

Study and focus all your attention on learning as Ryan says above, but do it now before you leave and while you're analyzing deals. Get a deal closed before you leave and then continiue studying investing while you're abroad. Go take action
