@Derek Turbacuski - Numbers look good. I've generally found the 50% rule to be a good rule works well for me. After some time, you should have actual data that you can use.

Since the 50% rule works well, I use it when analyzing property.

BiggerPockets Podcast - A weekly podcast with interviews and a ton of great advice. And you get the benefit of having 40 past ones to catch up on.

BiggerPockets Forums - A forum for every real estate investing related topic. Lots of great discussions daily.

BiggerPockets Ultimate Beginner's Guide - A fantastic free book that walks through many of the key topics of real estate investing.

I'm not aware of any games like you are describing. If you play cashflow 101 and 202 and understand the concepts then you should be looking to get started actually investing.
