@Derek Turbacuski - Numbers look good. I've generally found the 50% rule to be a good rule works well for me. After some time, you should have actual data that you can use.

Since the 50% rule works well, I use it when analyzing property.

I'm not aware of any games like you are describing. If you play cashflow 101 and 202 and understand the concepts then you should be looking to get started actually investing.

Welcome to the site Anthony. Rochester is a great place to live and has a lot of opportunity to invest. Since you want to have rentals and are thinking about buying your own home, why not purchase a duplex, live in one half and rent the other?
