Good question BUT it is a loaded one.  I have built my portfolio by using creative financing.  I did not want to "save and buy" otherwise I would be doing this forever and not getting to my end goal until I'm 80 years old.  You can leverage retirement accounts or credit cards amongst various other tools.  I personally leveraged my credit when I bought my first property.

My team and I strictly do out of state investing.  Right now we are in Pittsburgh, North Carolina (by Raleigh and Charlotte) and in Johnson City Tennessee.  You are pretty much looking to do what we do.  Feel free to PM if you need any help narrowing down a market.

Jake I have to agree with Jason on this one.  All costs must be factored into the equation here.  Also is the country club membership fee relative to surrounding areas?  If so great, if not and it is deemed on the higher end, you may want to re-think your situation.
