You use an average rental income number for the year. Airdna does that automatically and provides comps as well.

We are listed across 8-10 different sites and use Jurny for our PMS that keeps everything synchronized. The more sites the better and like you said it's no cost to you.

Post this question on the mid-term rental forum and especially check into working with insurance companies for displaced clients. That strategy would be the next option, and they can help you get started.

If you want a successful STR then yes, it's standard. If you want to take a risk and possibly come back in a year wondering what to do with a property that is performing poorly, then no it's not necessary.

Here is another ministry that is reputable and is on ground zero helping hurricane victims and will be rebuilding homes in the coming year....Christian Aid Ministries. We drove through NC yesterday along highway 77, so many trees down, lineman everywhere, and a heavy feeling that something major had just happened nearby. Completely in amazement at all the damage and feeling the heaviness from other homeowners that either lost a home or could be, due to the tourist numbers plummeting in the area for a long time!

Now @Sarah Kensinger might have a point so I would check with any potential PMs that there wouldn't be an issue. I would have to guess that there should be a way to setup the account for a PM or co-host.

Even the co-host option locks the co-host out of certain functions, and we can't drag the listing into our software. It's a really pain to say the least!
