I started out as an investor and got my license about 3 years ago... Opens doors to additional streams of income. 

Average cost for your license in Washington is about $2,000 a year.

I would send you to Cody Gibson from KW in Portland... I would advise you to get good training at being an Agent, then you can make the decision to transfer to a discount brokerage when you feel you are ready.

For the house you are in, depends on the price you are getting it at? It you are paying top of the market prices, then I would pass. If you can pick it up for 60/70% of ARV, then there are ways to buy the property with as little as 10% down and walk into the property with equity. Then in one years time frame (house will be seasoned), you could HELOC and use that money to buy another investment property or just sit there to protect your equity.

When buying an investment property, especially your first one, I would stay away from buying something that you have to put 20/25% down on. That takes a bunch of your liquid capital.

If you bought a Multi Family and house hacked, that could kill two birds with one stone.

Appraisers: Tackle this one down the road... There are a ton of them out there and you will meet them over time.

Insurance Agents: USAA if you can get them.

In the State of Washington you have to either be a General Contractor yourself or use one to flip. If they catch you using unlicensed subs or workers, you will get fined (Washington can impose Triple the fine amount) and Red tag your project.

My advice to you, would be to call the Department of Licensing and ask them directly. Unless your military experience is involved in real estate acquisitions for one of the services within the DOD, I think you are going to have to do it through other means.

1. Get a degree in Real Estate.

2. Do three years as a broker and then take your managing brokers test (that is what I am doing now).

3. You could start a property management company and hire a managing broker to fill that spot or get your license and hang it at a place that will allow you to start a property management company under their umbrella.
