1. Your realtor should have done a CMA to make sure you are not over paying for a property. If they can not show you that you are making a good investment, you have the wrong realtor.

2. I think you are a little high on your rent numbers for the Main house. It is only 1600 + sq ft. I have clients that rent 3/1 around $1400. Could you get more, based on the level of finish... Sure, but not many professionals are choosing to move to east Tacoma to live in those neighborhoods. 

3. For that type of money you could buy a true Multi-family in a better part of Pierce County.

Sounds like you are trying to force a purchase in a hot and crazy market. In my opinion that could lead to a very good lesson the hard way.

My advice is to check with your state's Department of Licensing to see what rules they have regarding names for real estate companies.

Not sure if the laws in Nevada are the same as Washington. But in Washington, the agent does not have a contract with the client, it is the brokerage that has the relationship/contract with the client. With that being said, I would contact his managing broker or have your lawyer do it. Let them know that they are not the procuring cause for the acquisition property and that they have conducted no real estate activities in regards to that particular property. Also, Let them know that if the agent continues to contact you, that you will write reviews about how their company operates and treats potential clients.

If that does not fix it, call the state Realtors association or Department of Licensing and let them know about the threatening manner in which the agent is conducting himself.
