I doubt seller will give tenants notice,, and main thing is to see if leases are month to month or term.. You can not make changes until thier leases are up for renewal month to month is fine,, you can give 1 month notice to raise the rents after you take possession.
If you choose to raise rents considerably I'd do one unit at a time.. the crappiest one first so you can get in and fix up so when done you can get the top price rent right away,, then give notice to raise rent once that unit is lease up..
@Joe Homs mentioned he never tells tenants he's the owner,, I"M just the opposite I want respect, I want tenants to know I mean business and I'm a business owner,, I give straight answers, keep my buildings updated and in good repair,, I have nothing to hide.. I expect the same from my tenants... It's a business not a hobby.

First Download your state landlord tenant laws so you know time frame as to when you have to mail out a security deposit disposition or refund by.
Second take photo's of the construction area,,
Honestly your gonna charge them for curtains after 3 years of renting from you.. and a gross old shower curtain and rod. I'd stick to the main issue, the removal cost of the reconstructed area and you'll need to show and have receipts for any costs or labor paid to someone that removes the stuff and to repaint ect to restore to original. You can charge for paint, disposal fees and materials but not your own labor.. you have to have someone else do the tear down and repair.. and have receipts.. to justify what you charge for.
Did you never during the time they were there look inside? why would you have waited on that room change.. situation,, would have been removed asap if I had seen it.

Mention The Fair Housing Law,, you have a lease,,
All I can say is this is more common than you know for people working and living in the property maintenance, or for a leasing consultant, that lives where they work. The owners don't want you there if your not working for them, you had access prior to keys and other sensitive materials so they want you gone... Usually it's written in a policy packet in SMALL PRINT.. and nobody notices until they find a different job and quit.. and then they drop the hammer,, you have 2 weeks,, or whatever to vacate..
You can file a action with Fair Housing maybe.. but good luck.
Companies can and do change policy packets and fine print may say they don't even need to appraise you of change. so if your lease had any mention of policy packet or tenant rules... tenant guidelines,,, it could be in there..
I never encouraged my co workers which were maintenance techs to live on site,, because of this.. they always thought the rent reduction was great, but lurking was the vacate within 2 weeks if they got fired or found different spot to work..

is it a single family home.. just act like it's your own.. they don't need to know what your using it for.. say it's a flip.. or your fixing up to sell..
Check craigslist for painters and get references. go to a good paint supply store.. not big box, and ask who does painting they might have a good source for you.

keep advertising,, you'll find someone without a dog and with much less aggravation.. people say oh yes we'll stay for years all they want is someone to let them move in with their banned dog..

From the day you take over the rent is yours,, they would not have any prior debt,, to you,, and old owner would have no cause,, so you would give them a notice your new owner, where to pay rent, and that you are giving them notice to vacate in 1 month and notice would have to be given before the last day of the Oct for them to be out Nov 30th.. if they don't pay rent in Oct.. then you give pay or quit,,if still not payment then you can file for eviction action.
down load your state landlord tenant laws to find out proper procedure for your state.

Give him 3 days to vacate on his own before you file and if he leaves apt in broom clean condition then prorate any unpaid rent and return deposit as long as no damages.. A person like this you want out ASAP and let him know if you file a eviction action that will stay on his housing record.. You would file for cause and get a copy of the police report to take with to court if you go that route.
You are ending his tenancy,,if he's current in rent then you can't file for money owed. You would be required to refund any rent days he had paid up to time he leaves if you get a court approved eviction action for cause, lease violation. and would be required to refund deposit if no damages .. but you can hold out cost of court fee's.

The county website is correct,, the other websites are usually a guess,, so county website is what you use if your checking property tax costs

Some of the worst damage comes from Cats, and dogs a close second.. best thing you can do is not permit pets.. I'd do a search here on BP for Cat urine, pet damage, you'll probably find some interesting recaps of what people have had to deal with.
SFH are hardest to keep track of with inspections,, in a complex a neighboring tenant usually will rat out someone that's off the chain so to speak and it a lot of noise is coming from the unit.. and a apartment has much less to damage then a entire house. First heads up for me in damage has been noticing the "Blinds or Windows or Screens are a miss,, broken, propped open or like the blinds are missing.. then I do a check..
