Erik, have you considered getting a hard money loan on it? The $80k-$100k profit is the total profit not just for the JV partner right?

Post: Sick & Tired of Making The Gurus Rich & You Haven't Done a Deal?

- Investor

Do you like to FINALLY make MONEY from a real estate deal?
Are you sick and tired of listening to the gurus and paying them a lot of money and you have NOTHING TO SHOW FOR IT?
Are you "trolling" BP, reading a lot but stuck at reading and have no deals and no profit in your hands for all that time you spent dreaming of real estate investing?
If you answer YES to any (or all) of these questions, then contact me NOW. I am looking for people to mentor. Don't worry. It's FREE. In fact, it's better than free. I will pay YOU while you learn real estate investing.
Why? Before I answer that, read this post:
I am looking for 5 people to mentor. I don't teach you a long boring class or a 3-day seminar. No.
It's all about ACTION.
I am looking for people who are fine getting their hands DIRTY. You will put out bandit signs. You will put out Craigslist ads to market our properties. You will post them on BP. You will do other marketing techniques that we use.
You will answer phone calls from buyers and learn how to prescreen them. You will see how my real estate team find a property and sell the deal. You will learn my sales guy negotiate with buyers. You will see our sales contract. You will learn the title company that we use. You will meet my real estate attorney.
In other words, you learn by DOING. It's like learning how to ride a bike. It's all about ACTION. You learn how to ride a bike not by listening but by actually doing it.
I need 5 people who are TEACHABLE and willing to learn. I need 5 people who will put their "skin in the game". Yes, there's a $1,000 deposit. If you are able to sell a property for us in 90 days, you get that $1,000 deposit back. Moreover, you get 10% of the wholesale fee on the deal. That means, you get PAID while you LEARN.
Do you want it? What have you got to lose?
Contact me NOW before it's too late. Send me a PM here or email me at [email protected].

DO NOT PAY ANY REAL ESTATE GURU when you can get PAID to learn real estate investing. I know that seems far fetched but read on and learn a simple technique you can use to get paid while learning real estate.
Here's the technique: APPROACH and PERSUADE a BIG real estate investor in your community to have you WORK for him in exchange for a commission or share of the profits that YOU deliver. If and when you are able to deliver, you get paid while you learn a great deal.
To offset the risk in the mind of your potential mentor, tell him that you will even deposit $1,000 in his bank account and you get it back only if you deliver the goods (and of course, you get your profit share). If you don't deliver the goods at a pre-agreed deadline (e.g., 90 days), you lose that $1,000 "deposit". Of course, you need to protect yourself with a good Joint Venture Agreement (I can share you what I use, just PM me).
Why This Technique Works?
People are "selfish" by nature. Real estate investors - specially the experienced ones and ones who are very busy growing their real estate empire - will not mentor you for free. However, if you volunteer to work for him for FREE until you are able to make money for him, why will he say NO to that? Moreover, by giving him a $1,000 "deposit" which you can lose if you don't deliver, there's something in it for your mentor so he does not waste his time. Most people are not willing to put some "skin in the game". If you are willing to do so, you separate yourself from the rest of the "wannabee-investors" out there.
My Own Experience
I have been approached by a lot of people over the years for mentoring and I have turned a lot of them down. The ones I see succeed and really learn this business, are NOT the ones who pay the gurus (generally - there are of course exceptions) but those who put their time and effort in DOING the business.
You learn more by doing vs. listening. If you don't agree, try learning how to ride a bike by listening to an audiobook on how to ride a bike :-)
Here are Some Real Life Examples:
@James Trautz was able to acquire 3 deals in a few months by working with me (vs. no deals when learning from the gurus)
@Elpidio Quiballo, @David Perez and @Jai Sookhakitch were able to do deals by working with me and learning by DOING deals. In fact, as of my last count, these 4 guys have helped me get 37 deals so they have made me money and I made them money.
These four guys learned real estate investing for FREE and in fact, it's better than free because they got PAID by doing so!
Now go and do the same!

The typical hard money lender only lends hard money to rehabbers who have done at least 3 deals or more.
Fortunately for you, we are not your typical hard money lenders.
We lend to newbies. If you're a newbie and you want to do your first fix-n-flip so you can finally be a real estate investor, email Jai, the head of our lending operations at [email protected].

Yep. You read it right.
You can have it BOTH ways.
You can become a real estate investor AND still have a secured paycheck.
You can have your cake and eat it too!
How?
Run my real estate company based in Chicago IL (currently we have our headquarter in the suburb of Downers Grove). We have acquired, sold and leased over $18M worth of investment real estate since 2003.
I am looking for one who has experience in operations or experience in managing and growing a business. It does not have to be real estate. For example, if you have experience in growing a small business from $1M and grew it to $10M, I want you. If you have helped the owner of a 1-branch restaurant and grown it into 10-branches, I want you.
I don't care about your degree or even if you don't have one. I pay for good talent and only hire people with good attitudes. Even if you're retired and need to go back to work - I'm open to that too.
You will receive a good salary ($60K/year) with ownership shares of my company giving you a share to the upside. You will learn how to wholesale houses, how to do fix-n-flip and how to run a rental portfolio. In other words, you will learn it all.
You can finally become a real estate investor by running a real estate company and get paid doing so.
How cool is that?
If you want to talk, send me a PM or send me via PM your resume.
P.S. Why am I hiring someone to run my real estate operations? I need someone who can take what I started and bring it to a higher level. Also, I want to spend more time growing our Hard Money Lending business.
