Hi Blake & welcome!  I would say that if you are not comfortable with anyone than you shouldn't go with them.  If you feel someone is unprofessional & offensive, than why ask the question?  For the price of courses, I pick up ones that appeal to me because I think that if I can add one thing from them it pays for itself.  I have not bought his because I do not get a good vibe & he comes across very unauthentic.  That describes many people in education.  Do your homework & you will find someone you like.  You or anyone is welcome to reach out to me.  I have been doing this for a number of years & have experience with different courses.  I am happy to share which ones I feel are very valuable & which are not.  Good luck with your land investing!

A course is worth it if you take action & buy a good course. I have bought a lot of land investing courses.  My mentality is that if I get one actionable item, it pays for the course.  That being said, some courses are great.  Some are ok.  Some are terrible.  Some people that teach them clearly know about land.  Some know something about land.  Some should be students in other programs.

There are ways to invest without tying up capital.  Some of the courses break this down better than others.  Some skip it completely.  

I started while having a full time job, but I did not only work a few hours a week in my land investing business like many say you can do.  I worked a couple hours every day to get it going & then quit my job later.

Some of the courses focus on mail.  Some use texting.  Some use calling.  There are different ways.  There is even differences in how much mail many send.  I personally like mail & have done well with it.  There are some out there that teach how to best use a combination of marketing types.

Everyone is a "guru" now.  How it really goes.

Decide to invest in land.
Do 5 deals.
Make a course with all your knowledge.
Sell the course.
Stop doing land deals because you make more with the course.

I have done land deals for 8 years and make a good living with it.  I prefer to learn from people that actually have been doing the business a long time & still are doing it.

I have been to his events & have his course.  It is OK but nothing great.
I agree with @JT Olmstead and @Scott Morris that almost all high level land investors have taken at least one course & there are better options.  I have yet to see a free course be anything worthwhile but there are some that are relatively cheap for what they give you.
I personally am a mid 6 figure earner & have been in land for 8 years now.
I have numerous course, including Bosch's.  If I were to recommend a single course to get you going & with the best information, it would be landrichesblueprint.com.  I heard this guy speak years ago & he really knows this business & the course is solid.  He also has the best document set included that I have ever seen.  Hope that helps.  Feel free to reach out!

Hi everyone.  Wanted to chime in as I have jumped into numerous courses & attended seminars as well.  I have a 6-figure land business & am just here to help (no affiliate links).

The best land investing program I have seen is Jonathon Haveles with The Land Method and Land Riches Blueprint.  Very in-depth and up to date.  Like some others mentioned, he is very much like Seth.  Clearly wants to help people. You can tell how invested he is in others by how much time he spends making free content and answering questions in his group.  The course is also incredible.  It has so much more than other courses, & I have many.

Seth would be my second choice.  Also very good for many of the same reasons, but not as comprehensive.  I think the difference is that Jonathon is doing land deals all the time still & that really shows in what he brings to the table.

Bosch is middle of the road.  He markets himself to no end and I see more stuff from him than anyone else, but he is one giant sales pitch.  I went to his event & that is all it was.  His facebook group is the same.  He only wants to answer you if you pay him & his stuff is very expensive.  I went to an event recently & it was so much worse than just than 7 years ago (might be related that Jonathon was his top coach then & trained the other coaches & now Jonathon is not there).

McCall is a complete waste of money.  The guy is a "lease-option" guy (plenty of posts here on him) that decided to jump on the land band-wagon & it shows.

I believe the course was $1297 and had some information on subdividing. I know Jonathon showed examples of subdivisions he has done & they do offer coaching that is substantially cheaper than any others I have seen that may help you even more with that. The course does come with some support.  I would suggest reaching out to them & talking about what you want to do.  Their site is thelandmethod.com.  I am not making anything by referring you.  That is not an affiliate link.  I am just trying to help fellow land investors get the best information out there.  Good luck!
