@Fahima Hilal thanks for the post. Scams always have a tight time constraint as well. In the first example, the holding company needed an answer in under an hour. Not even enough time to see the place. In @Account Closed's example, they wanted the funds in 2 days. Absolute absurdity.

Welcome to BP @Samuel Kwak. I think your purpose for getting into real estate is great! It is key to have a driving vision. It is also great that you are using BP and other sources for learning and researching methods and techniques for investing in real estate; definitely keep that up. I think the key for you is going to be finding a legal and financially viable way to support Desire 1. Research research research, then when you find a feasible method, act on it!

Welcome to BP @John LaVecchia

Being relatively new myself I am still making mistakes, and I always will. But there are ways to minimize it. You've found the right place to begin learning what mistakes others have made, and how to avoid it! Read the blogs and participate in the forums. Makes some goals, and take sure steps towards accomplishing those goals.

Happy investing!

Post: What is everyone's 2018 Goals?????

My goal is to make 2018 my best ever. To do this I'm taking a holistic approach to all areas of my life. Success in any one of these areas promotes and enables success in all others.

My ONE thing for 2018 in Fitness is to train for and complete a marathon by the end of summer.

My ONE thing for 2018 in my Marriage is to be 100% present whenever I'm spending time with my wife.

My ONE thing for 2018 in my AF career is become the subject matter expert a specific area and poise myself to become an instructor in early 2019.

My ONE thing for 2018 in business is to launch my website and attain a >1k email list while providing value.

My ONE thing for 2018 in my Finances is to reach >$200 monthly cash flow with one good RE deal.

In each of these, the underlying goal is to provide value to others. As Einstein said, "Strive not to be a success, but rather to be of value."

For those who haven't read Gary Keller's The ONE Thing, I highly recommend it especially right now as we are thinking about our goals for 2018.

Great conversations here. I would offer that one should not keep their goals of wealth building to themselves, but share them with like minded people who can hold you accountable. Never underestimate the power of accountability.

Well done @Joel Florek! Thanks for the inspiration!

Welcome to BP @Luis Soto! I recommend starting by reading up on flipping in the forums and blog. J Scott wrote a great book on flipping that is available in the store. Armed with some knowledge you can come up with a gameplan and execute.

I personally would not take out a loan for the cc and a down payment. Work hard, pay off your credit card, and save up for the first down payment. You dont want to over leverage yourself especially on your first deal.
