Thanks for the info. I use the comps tab on CRS as well. I appreciate you taking the time to put together the details.

Do you happen to know a good way to go about finding a Realtor that would be open to pulling comps and determining an ARV for me on a property here and there when I need them? Do you know how much I should expect to pay them to do this? Also, can you think of another way to "pay" them for their service instead of just giving them cash each time?

What an exciting opportunity! When I was in my mid-20s I played poker for a living and was fortunate to do pretty well for myself. I had a "bank-roll" nearly the size of yours and a nice annual income. Although I didn't have the great credit that you have, I had a tremendous opportunity to make some wise long-term decisions that I wish I could go back and make again. 

Congratulations on recognizing the opportunity that you have in front of you. You've made a much more financially intelligent decision than I did. I'm not qualified to give you any specific advise, but there are tons of people on Bigger Pockets that are. You've come to the right place to get started!

Are you saying to put an a on craigslist asking for someone to put up signs for you? 

You've found people to do this for you for $1.00 a sign?

You would want one for each investment. 

Lets say you have 5 properties under one LLC called "Matt Rules LLC", and something goes horribly wrong with one of them. If "Matt rules LLC" winds up owing money, the other assets owned by that LLC are now subject to liens. If you have an LLC for each property, there's nothing for a creditor to pursue taking if that LLC defaults or owes money to them for some reason.

That's why, when doing due diligence on a property, you'll often times find that a property is owned by "1901 Wood Bridge rd. LLC". It's common for people to purchase a property under an LLC and just name it after the property's street address. It's worth mentioning that when you see this it's usually a good indicator that the property is owned by a savvy, successful investor that obviously has assets to protect.

Thanks for all the great info! I learned about half a dozen things from that reply. I appreciate you taking the time to answer. I checked out your website and I plan to give you a call sometime in the future. What sorta started to confuse me was that CRSdata.com has an MLS feature that you have to be licensed to access. Before seeing that I had no idea there was more than one place to access it, but now that I know Charlotte MLS, the NWCarlolina MLS etc are "local" MLSes, I wouldn't want to get info from anywhere else. If someone asked you, as a realtor, to pull cops and give them an ARV for a potential investment, and do this whenever they needed you to, would it be enough to just have an agreement that they would use your services exclusively? Is this something I could ask a realtor to do in exchange for money?

I would definitely mail your list again. The rule of thumb is usually 4-6 mailings per list, then some people recycle them down the road. My leads get a piece of mail every month for 6 months. Just mailing them once would be a huge waste. 

Did the $381 cover your list and the mailings or just the mailings? 

Give us an update on your response on the second mailing too.
