@Jesse Waters I am NOT an attorney but have had experience with ada and other protected classes.  

I don't believe Obesity is a specifically listed as a federally protected class.  However, obesity is often considered a disability and that requires special attention.  My opinion is that it would be unethical to not rent to someone just because of their weight.  You may want to carefully explain to him that he is responsible for damage to the property just like all tenants are.

Another one of my non-lawyer opinions:  If you are not going to renew then you should do it based on the facts and "damage to the property".

Remember to evaluate the income and costs of turnover vs keeping the tenant.

@Rachael A. Tanner its not Beatty Downs is it??  Don't do it if its on Beatty street or near there.  

look at Google street view.  

If you don't have a realtor, I can recommend one from here.  Or just send me the address of what you are looking at and I can give you some honest feedback. 

@Rachael A. Tanner i'm here in Columbia and very familiar with the market.  The deal sounds interesting and I'd love to hear more.  I know I can at least over advice on location.  We also have a meet up each month with other investors that could help you .

2 things to think about:

6% property tax does eat in to cash flow.  

Be aware of the $30k properties in 29203 zip code.  They look good on paper but tenant turnover can eliminate all profit.  

@Greg Rusianoff you should come up to Columbia this Tuesday (link below).  you can meet dozens of people that could help you sell your properties.  I for one am currently looking to buy exactly what you are selling.  PM me if you have any available now!
