We had a great turnout for the first event and looking forward to the next.  

We have a CPA from the Hobbs Group coming to give us incite on the new tax legislation.  He will help us with what to do now for a better 2018 filing.

@Michael Lee some great info on this thread.  I was going to recommend the same as @Jay Hinrichs.

The last property I bought was because of DOM.  I happened to see that it had been on market for 10 months so I made an offer at 50% of asking.  They immediately accepted.  (should have offered less)  

You can cast a wide net and offer everything.  Or be selective by offering to likely motivated sellers.   Either way works, but a combo of both is probably your best shot.

@Heidi Wilson Welcome to the forums!  

I've had the same thoughts about flipping vs Brrrrr.  My personal conclusion has been that if I can Brrrr my way out and still cash flow, then I hold. 

As long as I don't need the capital infusion to maintain my investing then the Brrrr strategy works well.

@Pete M. do you have a property in mind?  What level of repair do you need?  I know a few people that I could recommend depending on what you are looking for.

@Jonathan Perez I purchased my first SFH with this same assistance program in Columbia.

I moved out before the term was up, because the job was a much better ROI. If you have to pay back $4,000 in order to earn another $10,000, then is it worth it??

I did learn that I did not have to pay back the assistance money in a lump sum (unless house is sold).  It was over a 5 year period.  So now you are talking $4k at ~ 5% for 5 years.  Now is it worth it to move out and on to the next??
