Well, why aren't you charging a cleaning fee? Regardless of whether or not you're having a professional clean, that's money you're missing out on! Most people expect a cleaning fee, tack one on anyways is my suggestion. Hire a professional, or just do a more thorough job.

I never rent to someone who has no reviews. I feel it just causes for a headache due to mismatching expectations, nor do I want to baby them. I also don't rent to people ask a lot of questions due to my impression that they'll be high maintenance.

@Brett Shoemaker, I'm surprised there was low supply. I would've thought @Jay Hinrichs' predictions would've been true about the large supply in distressed real estate. 

That's also some pretty crazy payments in home insurance, that held true from the time you bought the property until you sold it?

@Luke Carl, definitely a market dependent thing. I would propose that people travelling to Silicon Valley using AirBnB are generally more savvy using technology. Thank goodness for me.

Before I venture into this, I want to do some research about how much rent increase I'll get if I furnish a place to be elderly friendly before renting it out to a NP.

@Jimmy Moncrief, why do you want to brand your own stuff? You're going to build your own booking website with your own payment integration and calendar blocking and messaging and emailing systems?

Yup, I've seen @John Underwood vouch for VRBO, but it is not very good in my area. Most of my leads come from AirBnB. 

However, the more lead generation websites you can get, the higher you can put your prices within reason. I'm trying to increase my funnel.

So you don't renovate because the NPs are better able to utilize money from those that they are servicing, and I guess more often than not, that equity gets built up for you with no cost on your part because NPs are using SS disability benefits?
