I've been using @Phillip Weickert for the past two years and he's done a great job. He is an investor himself and is always very responsive.
At this time of the year every decent accountant is going to be extremely busy so no matter who you go with just make sure you have a little patience.

For me the hardest part of rehabbing houses is definitely finding decent contractors, whether it's GC's or subs. I've found the most reliable come from refers from other flippers.

I've never used them on a project but I've had them quote me on a couple rehab projects. Tim is their project manager in Cincinnati and he is a good guy and seems to know what he's talking about. In the end, I haven't used them because I'm in Cincinnati and was able to get better pricing on my own but if I were out of state or couldn't be hands on in my projects I would definitely give them a try. They are very responsive, give good scopes of work and will work with you to try and stick within your budget.

Full disclosure, I'm a licensed agent. If you want to save money but get maximum exposure, I would suggest going with a limited service listing, which could help you with.. This is basically a FSBO but for $500 we'll list your house on the MLS, put a sign in the yard and put a lock box on the house, then you handle everything else. Most buyers are still using agents and going through the MLS so I think it's definitely worth the money.

The market is Cincinnati is good for wholesaling and flipping, I've done some of both this year. I will tell you that there are a lot of wholesalers in Cincinnati as there probably are in most larger cities. I could see it being difficult to wholesale and find deals if you're not local, but then again I've never tried wholesaling remotely. Best of luck to you!

On the county auditor's website you can search for properties that the LLC currently owns but I don't think there's a way to search for properties that they've ever owned in the past.

With $50k cash you definitely have options. If you have good credit, it's enough money to do a flip or put down on a house hack. Since you're a handy guy, you could do a live in flip with either a single family or a multi-family.
Your strategy really depends on what you want to do but you definitely have a good starting point with that much cash. Do you have an idea of the areas that you would like to target, either as a flip, house hack or rental?

Have you tried Spring Valley Bank? That's who I use for my rehabs, not sure if they'll do a cash out refi or Heloc if you've owned the property less than a year but worth a shot. PM me for contact details if you want.

@Christina Carey This is with the city of Norwood.
@Brian Pulaski I'm pretty sure owners can pull their own permits, although with it being in and LLC, I'm not sure if an GC license is required. I guess I'll find that out soon.
I have reached out to my GC but he won't return my phone calls.
We did almost all new electrical and HVAC runs. Most of the plumbing was already there.
