Not sure if this is the right forum so i apologize in advance. The question is regarding Sub 2 loans. If someone has a property worth 295k and currently owes 330k. Is there any scenario where a sub 2 loan can be utilized. Current mortgage payment is 2200, which can be covered through rent for the size of the property and the location. House needs cosmetic upgrades in the 5-12k range to make it move in ready. The individual is coming out of a bankruptcy situation and thus has no room to try any other options.

Brad Smith so if i use HML there is no seasoning period to refinance and get cash at 70-75% ltv?

Welcome to BP! Look at attending a local REI meet up. There are several in Maryland. You should be able to network and develop contacts and leads that way. It seems like you have a important piece in place with finance and an experienced team. Good luck!
