Hey BP!

My partner and I currently have a 8 unit "cabin" property located in Woodland Park, Colorado under contract.

Quick Facts:

  • 9 cabins total on 4 acres of land (8 cabins are currently livable)
  • 2-2BD (1 furnished)
  • 6-1BD
  • Average rent-$720
  • Built 1950's
  • All rustic but have updated plumbing and electric.
  • Heated by wood stoves(all updated and approved by insurance)
  • Cistern Water
    • Comes with deeded water rights, very rare, but no active well. Water is hauled onto the property and stored in a water tank. Must be filled once a week.
  • Septic System
  • Currently used as month to month residential rentals but could potentially increase NOI by converting to nightly or short term vacation rentals.
  • Close to Colorado Springs

What I am looking for (In order):

  • 1.Capital partner
  • 2.Financing partner (portfolio or private lender)
  • 3.Offers on the property as a whole. This would involve a “double close”

I also can't wait to hear from @Jered Sturm and learn from his massive success.  @Reed Goossens is doing exactly what I'd like to be doing so I'm very excited to hear about his experience. Pascal Wagner and @Mark Ferguson are both investing in my backyard so I'm eager to hear what they have to say about the Colorado market and pick their brains on strategy. I just finished a full rehab on a duplex in the Sloan's Lake area where all in price was under $300k with purchase. This was an off market deal that I sourced. While deals like this may be rare they are certainly out there, it just takes some digging! I also currently have a 4plex in Aurora under contract below your target price range. I plan on keeping this one for myself and it definitely needs some work but if this is something your buyers might be interested in feel free to reach out. I'd be happy to add you to my buyers list.

I say go ahead and submit your offer and see what happens.. With that said the market in Denver is still extremely hot and competitive. I'm seeing investors taking tighter and tighter margins just to land a deal. Now may not be the best time to stretch for a deal and accept lower margins just to stay busy. Stick to your criteria and if the numbers work and they accept the offer then good for you!
