This is a great event for all levels of investors and I highly recommend going. Extremely informative seminars and lots of opportunities to network with other investors. The value provided far exceeds the $19 admission, especially when other RE groups in Colorado charge $20 for a 2 hour meeting.

Thanks for joining in the conversation! I think it's great you already have a head start on your investing. While the numbers in Denver do seem pretty inflated, there are still good deals to be had it just takes some digging. I'm currently marketing for off market deals through direct mail and other various marketing techniques. 

I plan on attending the BP meetup on Monday and hope to see you there. Also, I'd be interested in having another 20-something landlords meetup sometime in the near future if that is something you'd be interested in? Hope to hear from you soon, take care.

Welcome to BP! While it is extremely difficult to find rental properties with solid numbers in the Denver market it is not impossible. It just takes some extra work and a little creative marketing. I'm currently marketing directly to property owners in various ways and have been able to find off market opportunities that way. It doesn't always take a bankroll either- I've found properties through cold calling property owners directly as well which just takes some time and persistence.

Hey @Rob Duncan- welcome to BP! Coming from your previous occupation as a poker player should give you some great skills in analyzing and mitigating risk. 

Congrats on the purchase of your home. What other types of investments are you looking for? I focus primarily on multi family buy and holds. I'd love to chat with you sometime about your investing criteria and what you're searching for.

I use a property management software called Buildium. It's a great software if self managing your own properties and they have an integrated tenant screening service within the software.

I do not believe there is standardized straight-forward literature. Just something that clearly states you may assign the contract to another buyer or entity before closing who is able to fulfill financial obligations.
