@Bill S.- Thanks for your insight. Like I mentioned it was purely word of mouth that I heard this and they were most likely referring to the fact you pointed out- code enforcement does not enforce on the weekends, which is why you must take down at the end of the weekend.

Thanks for the mention @Bill S. and I agree with you that Victorians are scary and potentially troublesome.
The utility charges seem a bit low to me and 5% for both cap ex and maintenance might also be on the low end considering the building's age. It's too difficult making assumptions using the 50% rule since a 1900 built Victorian quad and a 1980's built quad are inherently going to experience different issues.

It's important to find an agent that specializes in what you are hoping to accomplish. You can do this by interviewing them to determine their track record and level of expertise. For example, my team-33 Zen Lane- specializes in many different areas of real estate investing and we have different agents who specialize in different sectors so you want to make sure your agent knows your area of interest very well.

I was told at a real estate meetup that if you take down the bandit signs you put up that you may be staying inside of the law? Definitely do not quote me on this as it was just something I heard but thought I'd share. Ways I am finding deals right now is through driving for dollars- this gives you a list of potential properties that no ones else has. After I determine what properties interest me I look up the owner on the assessor's website then contact them directly via phone call and if I can't locate the number I will send the owner a postcard/letter.
Other ways are cold calling, door knocking and placing door hangers in the areas you are interested in, its not the most luxurious line of work but it definitely can be a way to find off market deals.
How is the market over in Grand Junction? Are you seeing a spike in prices like we have in Denver metro?

No experience with Appfolio but also recommend Buildium. Their customer service is fantastic and set-up was pretty simple. Converting tenants from mailing checks to online e-pay was easier than expected also.

Welcome to BP! I'm not sure if Pueblo has a BP meetup yet but I saw Colorado Springs had one last month, maybe that will start to gain more traction. If so the meetups are a great place to network and connect with other investors and real estate professionals.
