Welcome to BP! I, too, become overwhelmed with how much generosity there continues to be on this site. It's been such a fantastic way to meet and network. I second everyone's recommendations to attend all the local BP meetups, I can vouch for nearly every one mentioned (I'll make it up to Erie soon @Mindy Jensen and @Dan Mackin!)

For my fourplex in the Springs I used PEAK Home Inspections. I was very satisfied with the job they did, they even were willing to match a lower price that I had been quoted by a different inspector which is why I went with them. They sent out 2 inspectors for the price of $600. One inspector handled the interior units while the other handled exterior and utilities and they were able to finish in about 2 hours. They even came back out a few days later after snow had melted to look over the roof for me. I will be using them again on another fourplex that I currently have under contract also. I was under contract on a triplex in Greeley and the seller wanted to retain mineral rights which were leased out for what the seller's agent claimed was at most $10/month. I did verify it was around that, but some people believe that there could still be more minerals found or that an increase in oil prices would drive their royalty's higher.
@Mark Ferguson will have a much better insight than I do though.

You were referred to and have come to the right place! This has been by far my best resource for both knowledge and connecting with other investors. What areas of REI are you interested in? By owning your own home you are already a step ahead of the game as you may be able to leverage equity in your current residence to purchase another property without dipping into your actual cash or savings.

Welcome to BP! If you haven't done so already I encourage you to listen to the podcasts that can be found on the top of the page under education.
I'd love to hear more about your short term rental strategy, it sounds really interesting. I also have goals to purchase multi family properties. There are plenty of creative ways to fund these types of deals without a traditional loan. Do you have equity in your current properties? If so, you can leverage that equity and use it to buy more properties. That truly is the beauty of real estate. Another great strategy is to partner up with multiple investors to purchase a multi unit building outright, which is what I'm most interested in doing.
