Welcome to BP Christina!
I think it's great you're already looking into real estate for your transition into the real world. I wish I would have begun in college as well but better late than never! A great way to start getting educated is by listening to the BP podcasts and by attending some local meetups.
What type of investing interests you? Fix and flips? buy and holds? combo?
I also moved to the Springs to attend college and lived there a couple of years and still do some investing down there. I'd be happy to chat with you sometime about investing strategies or the Springs market. Feel free to reach out if you ever need any help.

There's a great BP meetup that takes place once a month. This month's happened last week but here's the link that has next month's date and time- Denver Meetup.
There's also an Erie meetup held by @Dan Mackin that is closer to you that you might want to check out- Erie Meetup. These events are purely networking, no selling of products, and are a great place to meet all sorts of real estate professionals.
@Kayla Davis- @Bill S.'s advice as far as finding off market deals is on point. That along with networking with agents and property managers, and telling everyone you know what you're looking for are other ways.

Welcome to BP and congratulations on your purchase! Once you sell your primary are you going to repeat the process? Sounds like an exciting time for you!
One thing you could do with limited funds is look to partner with another investor in order to tackle a bigger project. What area are you looking to invest in?

You're on the right track by educating first and you've come to the right place. I also encourage you to join the local Denver meetup that takes place once a month, here's a link-Meetup. The meetup is a great place to link up with other real estate professionals and build your network.
Don't get discouraged just because Denver is so hot. There are always deals and opportunities to be had! It all comes down to buying right. If you buy right even in a hot market you should be able to hold through any downturn experienced. If Denver's entry price point is out of reach have you considered partnering on your first deal to minimize risk and increase potential deal capacity? Other Colorado cities such as Colorado Springs and Greeley also offer good investment opportunities and haven't experienced a shock like Denver- you just have to be willing to search for the deals.
