I recommend listening to the podcasts to really narrow down what it is you are passionate about in real estate, there is so much great information in them.

As you pointed out the Denver market is extremely hot. Because of this I have decided to take my investments to Colorado Springs and have been coming across cash flowing multi unit properties down there. I'd be happy to chat with you sometime about the deals I'm finding down there and see if they might work for what you are looking for.
Otherwise persistence and networking are keys to navigating deals in this hot market we live in. Like you said, most deals that appear on the MLS are gone within 1-2 days.

Getting started with a condo/townhouse is a great strategy often times referred to as "house hacking". You may want to talk to @Dan Mackin about house hacking in your area. He operates just a bit north of you but is an expert when it comes to finding those types of deals.

Greetings sunny Southern California!
I currently have a remodel project in Van Nuys, CA and am in need of some reliable GC's to take bids and handle the project. I have a brother there that will be overseeing the project and the GC will be meeting with him. The project includes a master bedroom remodel, and adding a master bath, which would convert this home from a 4/2 to a 3/3 by taking over one of the smaller bedrooms to make way for the master bath. Any references including what types of jobs the contractor has done for you in the past would be greatly appreciated! Thanks in advanced for any advice!
