I've heard deal machine as a sponsored ad on the BP podcast years ago. Wonder why the reviews aren't so hot
Hey Preston, I am the owner of DealMachine. Happy to answer any questions or concerns.
Since you are an investor friendly agent that drives for dollars, I would invite you to try out the AI which looks at google images and satellite images to tell you if the property is distressed. IT will save you time and cost less than gas.
The AI can also look at your past deals and generate a marketing list of similar owners.
It has been getting amazing reviews since we released in November 2024

I have had a few past clients from Cali call me saying "I sent post cards to home sellers and I have someone who wants to sell, can you help me with pictures and videos"
I think their method was just mass mail and they got a few hits. Another way is to check out this website. It gives you a list of all the assumable mortgages in your area. https://assumelist.com/
Thanks Preston! I feel direct mail is another great method. Is there a certain direct mail service they prefer?
He just replied.
He used https://www.dealmachine.com/
interesting we are researching different sites right now and are testing propertyradar. I saw dealmachine looks cool but the reviews from others here on BP have not been positive so I have stayed away for time being.
Hey Chris, I am the owner of DealMachine. If there's any specific concerns I could address I would be happy to.

Hey Natasha, I am the owner of DealMachine and I have 19 properties in Indy. I did 7 deals last year from out of state living in Austin Texas. My number 1 tip would be to go off market and find owner that wants to sell at a discount / prefers speed and convenience.
Last year my best deal came from calling the tax delinquent list. The owner lived in Utah and was making too much money as an orthodontist to worry about his run down property. So I bough it for $160k fixed up for $125k. It is under contract for $400k now.
I post every day on IG @dlecko
Hope that helps. Thanks @Jonathan Greene

I lost a lot of trust for biggerpockets podcast when started using dealmachine and batchleads (same company) for sponsors too. All you have to do is look at the better business bureau complaints and the continuous instances of predatory billing practices to know how much they care about their customers.
The 5 star reviews are a sham. Somehow they bury bad reviews on google with great reviews.
For clarity, I own DealMachine (not batchleads... totally different companies). Please see my earlier response to address your concerns.

I have been researching wholesaling as an investment option. I stumbled upon Deal Machine as a tool to aid in the process. This appeared to be everything I was missing. I signed up for the 7 day trial. I created lists, searched virtual markets and was able to skip trace all of these for free...or so I thought. At no time was I informed that what I was doing was going to cost money. I'm not even sure what I did that needed to be paid for. But they auto-deposited $50 into my "marketing account." I now have $48.61. When I talked to a rep they said I could not be refunded that amount and now my trial has expired, so in order to spend my $48.61 I would need to spend $59 for the month.
Service seems useful. But be careful with your trial. Zero help getting that balance back. Just kept telling me to send some postcards...
Never again with Deal Machine.
Hi Mike, really appreciate you sharing this. I am the owner of DealMachine and take personal responsibility for making sure we communicate clearly and have issued a refund to you (the initial charge was April 2023 and it is 2025 now... sorry it took so long to see this).
Direct mail is a hard cost, so when you send out direct mail, you get the first 20 free during the free trial.
Any additional mail costs $.50-$.76 depending on the size... so to prevent you from having hundreds of $.50 charges on your credit card, the default "reload" is $50 (you can set this to whatever you like in the app).
Hope this helps...

Do NOT do business with Deal Machine or their affiliates. They are a horrible company with unethical billing practices. Research them away from their reviews and see real experiences. If you sign up for the free trial they will automatically charge you for a subscription (usually around $1100) and they will refuse to issue refunds or close an account. If you did and had problems leave them a review with the Better Business Bureau, here and also contact the FTC Consumer Protection division. After signing up for a subscription I ended up not using the service because it didn't work well in smaller markets. For the next billing cycle they increased my charges by $500 and did not notify me of the upcoming charge. It's hard to find any contact information for customer service but once contacted they refused to close my account or give a refund, instead advising me to use the subscription I had already paid for and my account could be closed at the end of the billing cycle. So they refuse to refund me for services they haven’t provided yet and won’t close my account for that reason.
Hey Bret, Just took a look at your case as well. I am the owner of DealMachine and extremely committed to taking care of people.
Out of good faith -> I will do whatever you'd like as a full refund or the 50% refund with continued use
Here's where we notified you about the upcoming charge (it says you opened it March 13th?). Is this the correct Bret Hudson?

Quote from @Linda McGill:
Deal Machine is absolutely the worse company to purchase a dialer and skip trace info. They will continuously charge you $50 increments in advance for services that you have not started using throughout the month. These charges apply even after paying a monthly fee of $179. You essentially end up paying over $300 per month if you attempt to start making calls from the dialer. Also, Dealmachine has consistent tech issues with everything and most times it's unresolved. They strategically avoid speaking to customers and offer support via online chat to a non US based helpdesk. There is no way to contact them by phone to dispute frivolous charges and request help for their site issues. Most importantly, their platform is not user friendly and has a time consuming learning curve. There's other dialers out there that's more custom tailored to organizing calls, lead follow-up plus much more cost effective and honest with a live customer service line. I will never fall for Dealmachine scams again....their 5 star reviews are definitely untrustworthy.
Hi Linda, I am the owner of DealMachine. I'm really sorry you are upset and I am concerned, I have just spent 30 minutes looking over your account and am wanting to learn what we could do better.
For clarity, the $50 increments are for direct mail and dialer minute usage. Our thought is a bunch of $.06 per minute charges on your credit card would be too many line items on your CC statement, so by default the system will reload your account in $50 increments (you can change this to any increment)
In the dialer interface, I thought we displayed $99 for unlimited minutes as an add-on to the main app as an alternative to pay per minute. Was this missing on your end?
The monthly fee for the app is $179 for up to 50,000 leads and also get unlimited skip tracing owner data. You bought this in March 2023. We came out with a dialer in July 2024. The dialer is an add-on to the app.
I did verify you have received a full refund for your most recent $179 monthly fee as well as two $50 incremental charges back in September 2024 when you requested.
I am eager to learn what else or where else we could have communicated better - I am open to suggestions. We also have live office hours every day dealmachine.com/office-hours and 9-9 live support.

Yes, about 82% of properties are matched to a person in DealMachine - you get their phone, email, age, birthday, income level, renting OR owning.

@Jasmine Walker thanks for mentioning DealMachine!
I’m the CEO and there’s two ways to generate multi family leads with DealMachine: our driving for dollars plan and our list builder plan
Once you have leads, there’s 3 ways to reach the owners within DealMachine: our sms marketing plan, integrated skip tracing (comes with every plan), and integrated direct mail (comes with every plan).
We run live demos every single day and we’d love to help you find great multi family deals. I hope you will reach out to our support and ask for a live demo :)
