Since you are an investor friendly agent that drives for dollars, I would invite you to try out the AI which looks at google images and satellite images to tell you if the property is distressed. IT will save you time and cost less than gas.

The AI can also look at your past deals and generate a marketing list of similar owners.

It has been getting amazing reviews since we released in November 2024

Hey Natasha, I am the owner of DealMachine and I have 19 properties in Indy. I did 7 deals last year from out of state living in Austin Texas. My number 1 tip would be to go off market and find owner that wants to sell at a discount / prefers speed and convenience. 

Last year my best deal came from calling the tax delinquent list. The owner lived in Utah and was making too much money as an orthodontist to worry about his run down property. So I bough it for $160k fixed up for $125k. It is under contract for $400k now.

The 5 star reviews are a sham. Somehow they bury bad reviews on google with great reviews.

Hi Mike, really appreciate you sharing this. I am the owner of DealMachine and take personal responsibility for making sure we communicate clearly and have issued a refund to you (the initial charge was April 2023 and it is 2025 now... sorry it took so long to see this).

Direct mail is a hard cost, so when you send out direct mail, you get the first 20 free during the free trial. 

Any additional mail costs $.50-$.76 depending on the size... so to prevent you from having hundreds of $.50 charges on your credit card, the default "reload" is $50 (you can set this to whatever you like in the app).

It's hard to find any contact information for customer service but once contacted they refused to close my account or give a refund, instead advising me to use the subscription I had already paid for and my account could be closed at the end of the billing cycle. So they refuse to refund me for services they haven’t provided yet and won’t close my account for that reason.

Hi Linda, I am the owner of DealMachine. I'm really sorry you are upset and I am concerned, I have just spent 30 minutes looking over your account and am wanting to learn what we could do better.

For clarity, the $50 increments are for direct mail and dialer minute usage. Our thought is a bunch of $.06 per minute charges on your credit card would be too many line items on your CC statement, so by default the system will reload your account in $50 increments (you can change this to any increment)

In the dialer interface, I thought we displayed $99 for unlimited minutes as an add-on to the main app as an alternative to pay per minute. Was this missing on your end?

The monthly fee for the app is $179 for up to 50,000 leads and also get unlimited skip tracing owner data. You bought this in March 2023. We came out with a dialer in July 2024. The dialer is an add-on to the app.

I did verify you have received a full refund for your most recent $179 monthly fee as well as two $50 incremental charges back in September 2024 when you requested.

I am eager to learn what else or where else we could have communicated better - I am open to suggestions. We also have live office hours every day dealmachine.com/office-hours and 9-9 live support.
