A wholesaler is a marketing person. They find deals off-market. All the deals we are looking for are off-market opportunities that real estate agents rarely see.
That said, most "wholesalers" are "newbies" that often are just fumbling around, tying up properties with no good plan on how to consummate the deal.
GOOD wholesalers are excellent marketers that have a large list of REAL cash buyers. Those cash buyers are often not great marketing people, so it's a complimentary relationship.
I have a real estate agent partner, and she is one of the most valuable people on my team. But she rarely finds me deals on the MLS. But I often find sellers that are not in a hurry, not a distressed house, and those end up being listings for her. So, here again it's a very complimentary relationship and I would completely support your idea that all investors NEED an agent partner. I just don't get my DEALS that way. To find motivated sellers with distressed properties & situations, someone needs to marketing. Great wholesalers are great marketers with large networks of real cash buyers.

What is it that you're looking for, @Penny Conner? Are you looking for a COACH to teach you this business? Or are you looking for a business partner? I've not heard of that "guru" so I'm a bit confused as to what he is offering - and what you need...

That seems to be an outrageous price for a vinyl sign that goes in your window. I bet there are many other places that make vinyl signs like that for a fraction of the cost.
It only costs about $2K to WRAP a small car. I can't imagine paying 1/2 that for just a sign that goes in the window....
Maybe I'm missing something here.
Also, with so much success they claim.... and not a single PICTURE of a finished product on their website. Hhhmmm. What a missed opportunity to sell a visual product! On that issue alone, I'm clicking on the X in the upper right.... =)

If a new investor brings me a legitimate opportunity (a qualified lead) and asks if I'll work it with him or her in exchange for splitting the upside, I'll usually take that deal. I'm not a professional mentor, but I have mentored a lot of new investors, many from BP who live in D/FW and have taken the time to come meet with me at our office.
My main point is, new investors who are hungry and smart can absolutely bring value to more experienced people who might mentor them. And the most valuable thing you can bring them (other than a pile of cash =) is a qualified lead that you've found via your marketing efforts...
