@Jerryll Noorden - Totally understand your position. For us we go see every lead interested in selling. So far that extra contact and relationship building has paid off.
And I might not have explained my point well on this: If they say that want 319k and not a penny less and it's ARV is 230k, that is not a seller who is truly interested in selling. Probably wouldn't go see that one. Or I might. :)
After this many years of talking with sellers, it has become a bit easier to gauge those truly interested in selling and not just tire-kicking.
One of the beautiful things about REI is there are multiple ways to do it.

We started out buying mainly foreclosures so I thought I'd put in the extra effort and try to buy before they came to auction. We did it all: mailings (both personal/handwritten and general), phone calls, and knocking on doors. Nada. Pre-foreclosure is a different kind of seller and surprisingly either not motivated or so underwater that motivation doesn't matter. Just my experience.
Also you should check out any pre-foreclosure laws in NY. I know certain states have really made it hard to market to and put those homes under contract. I don't know the details; just have read some about it.
Personally, I don't answer my door if I don't know the person knocking.

@Johnathan Mark - you will have a hard time moving a property in a city that small. You might actually want to see if there are any real estate agents who work in the area who would be willing to pay your a referral/birddog fee.
Also when we have a good deal, the response from buyers is immediate. All that given, the deal might not as good as it looks on paper. Sorry to say that.

@Eric James - Yes. Every house with a motivated seller. We do have others who work for us, which helps. Also I'm not getting the positive response like you did. We sent out about 2500 and probably made 15 appointments from that so far. Most of my calls are very angry people who can't handle the stress of junk mail.. :)

@John Moon - Every seller will want too much. We go look at every house that is interested in selling and then give them a written offer. We may or may not negotiate from there.

@Jaleh Ebrahimi - I completely agree with @Curt Davis. Also just a heads up, you will probably be paying top dollar for one because of the market and the demand. We spent a year trying to find an off-market one for us but never found anything that would make sense as an investment (at least for us). I know a few others who have eventually found a place but had to pay close or at market value.

@Joshua Pagan - Got it. I'd ask your broker. My husband is both a realtor and a wholesaler and it is on his biz cards and our marketing.
Since bandit signs are typically illegal you might want to avoid those in order to not get in trouble. (Honestly, when we used them we got more calls from codes than homeowners)

@Joshua Pagan - Not sure I fully understand your question: "how I should go about advertising my investors business"? Are you advertising trying to find investors?
Either way, bandit signs are usually illegal so you might want to check into that first.
If you are looking for investors, go to your local REIA and/or get a PRO membership and post in the marketplace. You will get more qualified leads there.
