@Devante Boll - Get it at Audible or some other audio book distributor.  I don't have/take the time to sit down with a book but I devour audio books!  Perfect time redeemers when I'm driving, cleaning, running, etc

@Devante Boll-  Your girlfriend was me 6 years ago.  What I would suggest is something very broad on real estate like "rich dad poor dad".  or something like that which changes the mindset on what we were taught about investing and money.  

And I'm guessing that any podcast that you have enjoyed would be beneficial because that is something that you all can talk about. And they usually showcase both the risks, rewards and failures in their interviews.

I'd also be more than happy to answer any questions she has as she starts out. REI is very daunting but at the high level very simple.

@Alex Price - I totally agree with you. My question/concern is that I really don't care if I rank #1 for certain keywords in and if itself; what I care about is getting organic leads/deals. If it takes X amount of money/time to get X dollars in deals (for example, an ROI in direct mail), I can track that and see what it is worth. If it is simply ranking high for a set of key words with no direct paying result, I have a hard time focusing finances or time on it.

I'm trying to learn what (if any) KPI folks use to determine their ROI on SEO besides direct keyword rankings?

I'm going to check out @Dan Barrett suggestions.  I haven't used the tools available on the Google Search Console.  That may be the solution that I'm looking to find.

@Alex Price - Great ideas.  I'll definitely have to check that and learn those metrics.  But again, I really don't care how my site ranks (love what @Dan Barrett about focusing on a vanity metric!). I want to be able to see that my ROI for SEO effort/money are worth it. Happy to spend as much as I need to in order to have the ROI we want.

@Jerryll Noorden and @Dan Barrett - Wow! Many thanks to you both for taking the time to share all of that. It truly is amazing how much information about SEO is out there and what we as REI need, should and/or want to do to generate quality leads.

I would ask more detailed questions after I digest some of the info that you all shared.

@Jerryll Noorden - Thanks for taking the time to share your insight and experience.  That resonates with exactly how I feel and how I suspected SEO to work.

At the end of the day I want to provide users with the information that they are searching for.  

What analytic tool do you use to track your site?

What way have you found to correlate your SEO work to successful deals?

@Grant Rothenburger - Yes and not really.  So far the monthly reports just show things like key word rankings and how the website ranks against competition and other similar metrics.  (I don't have one in front of me right now).

The problem is those metrics don't show me if anything that they did could be connected to a lead/deal?  Not even sure if you could do that or if there is some type of A/B testing that can be done to compare what they did (or didn't do) to what those rankings would be like without those changes.

Not saying that they aren't doing something behind the scenes but not sure how I can justify the expense without an ROI.

I may be asking for something that simply doesn't exist.

@Lauren B.  - Thanks for your advise.   Is there a metric that I can use besides keyword rankings? Is there a way to connect organic leads that come in because of improved SEO?

As soon as our contract is up with our current company, I'll definitely take advantage of your generous offer to review.
