@Mark S. - Yep we got ours too (for primary residence).  I did an informal appeal last year.  Got it reduced about 10k.  But in our case we just bought it last year for cash and the sale price was lower than the previous appraisal so no problem asking for it to be reconsidered.  

On your hand though if it is already 10k less than sale price, I probably wouldn't bother with an informal review because they could actually raise it!  (or at least I heard that was an option)

Sadly, we will be on vacation in Canada with Sam's parents that weekend.  But the Summit looks great!  Congrats to you and the rest of the team for pulling it all together!  Personally, I like the "ask your questions in advance" feature on the Summit's website!

This isn't the answer you are expecting, but for me the scariest part is growing our team.  There is such a time/business risk when letting others into our small company, but we know it is the only way to grow and succeed!  (We have three new folks starting with us!!)

@Nathan Wiebe - @Russell Brazil is right.  We are all biased towards the markets we invest in or sell investment properties in.  You will probably be better of doing a google search for reports based on your criteria.

Something like this Forbes article on fast growing cities:  https://www.forbes.com/sites/samanthasharf/2018/02...

Or  the US govt census data:

Also something to think about is how easy is it to get to your investment properties?  Some of these cities may have better/cheaper flights for you.  Not a big deal but could add up if you go see your properties regularly.

(PS. We are traveling to your neck-of-the-woods next week!  I LOVE Banff and Jasper national parks!!)

You were able to work out a deal with your SEO company to only pay them for qualified leads?  Makes sense; I just haven't seen any company offer that as an option.

@Rachel Degennaro - I don't have any advice.  Just wanted to say that sucks.  I'm so very sorry that he put you in this position.  My only hope is that when you get your next (even more amazing) deal, you can start a forum post that says "I'm so happy that POS seller backed out"!  :)

@Calvin Rankin - Have you thought about sending them a very personalized, hand-written letter from you?  Then maybe a few days after they should have received it, then call them and ask if they got your letter and if so, would they be interested in talking to you about selling their house?  

You will get lots of questions about why you want to buy it, etc.  But when I talk to people, I'm just honest and tell them that we are investors and want to buy homes in their neighborhood and trying to find people who might want to sell but can't put their house on the market.

And even if they say no way.  I'd still followup with mailers until they call and ask to be taken off your list.

@Nick Tzenevrakis - We actually do quite a bit of wholesaling/flipping in a rural area of Tennessee similar to yours.

I'd recommend reading all you can about wholesaling and finding off market deals.  Start a direct mail campaign with the homes or areas you are interested in.  Start looking for those off-market deals!
