@Joe Ruggiero - The cheapest way is DIY, but the most efficient is using one of the yellow letter mailing companies. There are tons out there! We just mailed out 2500 this week (currently dealing with the positive and (shockingly) negative phone calls today. :)
Just as heads up, you will need to send out lots of mailers over time to your list.
Have you thought about taking some of these owners out for lunch to learn more about their business and see if they might know fellow owners who want to sell? Or going to local REIAs and meetups to meet other multi owners?

What do you use to measure Domain Authority and Link Velocity?
Also what do you do mean (or how do you) "make sure they are aligned with your success"?

@Dustin Karns - I'm so sorry! That sucks. That is one thing we haven't had stolen (knock on wood).
Not sure about the insurance question. I'd ask them and then find out if it is worth filing or not.
Have you gotten a police report yet?
Depending on the size of the unit, $4000 doesn't seem unreasonable, but I'm sure that you can get a less expensive one. Did that include the cage? Did that quote come from the PM company? You might want to get another estimate or two. (quick google search got me this info, if helpful: https://www.homeadvisor.com/cost/heating-and-cooling/install-an-ac-unit/)
At that price point, window units are acceptable but you may get a better tenant pool with an AC unit.
As for the property management company, I don't think that they are ever legally responsible for theft at a property. But since they didn't take immediate action to secure the unit, I would approach them about splitting the costs. If nothing else, it would be a good faith effort to retain you as a happy client (which in the day of the internet and BP we know how important happy clients and positive referrals are!)

@Caleb Heimsoth - Great suggestions. We are doing more wholesaling than flips right now and managing our own rentals/lease options (since we both live and work in Memphis - it just makes more sense for us at this point).
I do have a couple of VAs working for me now: phones, research, etc. Even hired two interns for the summer/school year.
I just feel like there should be other tasks that I can outsource.
Probably need to make a list of what I'm doing now (or not doing and should be) and figure out how to train my replacement!

I absolute love working in REI but simply can't keep up with all the tasks that need to be completed in order to grow effectively (or without becoming overwhelmed with work).
Wondering what were the first or best tasks that you outsourced? How did you do it? What lessons did you learn?

@Derek L Deleon - yep. It’s all public info. I would forewarn you that surprisingly, this is a hard/impossible group to make any deals with - much less wholesale ones. They either aren’t motivated or are so far underwater that they can’t sell or actually want it to go to foreclosure. I’ve tried for 5 years to buy one before auction: direct mail, handwritten (by me) mail, door knocking, etc.
Not to discourage you. Go for it. But just forewarn.
Also some states have regs protecting homeowners in foreclosure; you need to find out what/if those exist in Texas.
Let me know how it turns out!

@Chris Patao - congrats on graduating! My husband did it the non-traditional way too!
My first question is what is your career goal?
Second: do you even need a masters degree to reach that goal? Is that now required for the CPA?
If it is required and your goal is to be an accounting ace, I’d go with the accounting masters.
Personally, I felt like my MBA was a complete waste of time. Being taught about business from folks who lived in academia is practically useless.
I’d hope a masters in accounting would give you more specialized skills that would aid with the exam and your career.
