@Daniel Dadzie I'm also in Columbus and it's is a great city to invest in. I find a lot of satisfaction in renovating old homes and bringing them back to life. I'd like to think that I've played some small part in neighborhood revitalizations. If nothing else I've had numerous neighbors thank us for cleaning up blighted homes and bringing in good, solid neighbors.

Welcome Tyler Durbin ! I also renovate and hold units on the south side of Columbus and it's starting to get hot over there. Let's keep building momentum in that area. The Short North jumped the shark when Rigsbys closed so let's make Parsons Ave the next big thing!

The free tools I prefer are Chase Quick Pay, Google Wallet, Venmo, and Square Cash (in that order.). Pop money was too slow to deposit and I had transactions cancelled after getting the deposit email and it took a while to catch.

If you're like me I had a hard time keeping track of my rent and expenses on a regular xls.  So I decided to cobble together a simple Visual Basic program for myself and thought others may benefit as well.

That's why I started RentTracker.com sixteen years ago.

Today we are using the latest cloud based technology and both iOS and Android apps but sticking with the original intent of keeping it simple and inexpensive for the beginning to intermediate buy and hold investor.

Free for the first 3 tenants, so why not give it a try?  RentTracker.com and available on iTunes and Google Play!

@Wayne Mack I target mostly single homes and doubles in these areas.  They are class C+ neighborhoods which are trending class B.  Returns depend on the deal you can find. Good deals are getting harder to come by as these neighborhoods are improving.

There is money to be made in almost all corners but there are a lot of pockets that only a local can tell you about. Having said that I invest in Merion Village/Hungarian Village and Olde Towne East and typically stay away from Linden and Hilltop. But again it's best to drive the area with someone that knows the trends.

Congrats! It's always satisfying to get that feedback from the neighbors!

@Brandon Travillion I did a Periscope on this very subject earlier this week. I may try it again since there are so many people interested in the Columbus Ohio market. Add me on Periscope @ HomestarKevin and you will get notified when I'm live so you can ask questions.

Sean Dawson thanks for checking it out! It was a fun experiment. For smaller doubles under $100k I think the southern part of Merion Village is your best bet. There are still some deals there but it's improved a lot over the last 5 years. If your budget is > $100k then you may consider the bigger doubles in Olde Towne East or Old North. If you're >$200k budget then you may find a fixer upper in German Village or Italian Village.

I did a 30min Periscope last night...virtual tour of Columbus and my recommendations on areas to invest. It should be up for another 12h or so under my handle HomestarKevin. Disclaimer: I'm not real proficient at Periscoping yet so I may try again sometime and condense the information a bit. Let me know what you think!
