@Ben Koslof , @Larry Fried is 100% right, $700 is to low. That's the minimum I'll even consider to look at any more. $850 is a good starting point. And PLEASE don't trust what a seller is telling you, they are selling meaning telling you what you need to hear to buy something.
Check actual rents against sites like apartments.com or a PM, NOT RentoMeter in places where people say it's street to street.

Hi @Courtney M. and welcome to the world of REI. I live in Long Beach and invest in Indianapolis. It is not easy and it can be time consuming depending on what you're looking for. I for one would not start with dumpy neighborhoods. I'd buy homes in good areas with good schools.
Also if someone is trying to sell you something don't trust anything they say, verify it all.

Hi All,
I am usually an out of state investor but want to see what's worth looking at locally in Long Beach. I'm looking for anything MF, preferably with at least 2 bed 1 bath units.
Are there any wholesalers to talk to on here? I've had a lot of luck with them with my other investments in Indianapolis.
I also run a meet up in Los Alamitos once a month.
