Hi Tiffany, 

Just add the back taxes on as an expense and if it still pencils out then proceed, if not then ask the seller to drop the price. 

Another option is just ask the seller to drop the price. 

Lastly I've heard of people negotiating the taxes down if it's paid in 1 lump sum.

Hi Jessica, 

Easily the first question I would ask them is if they work with investors on a regular basis, not just a one off here and there.  

If they say yes let them keep talking if they say no then politely run the other way.

Don't forget to do credit checks, etc. for the tenants. You may want to get rid of the 2 that you can.

Ok, this is awkward. I am meeting with the restaurant manager today to get the final ok on the location and then I was going to announce I have a meet up set in Seal Beach/Rossmoor.

Hi All,

I'm from Long Beach and live here now, I've been thinking about starting a meet up in LB, Los Alamitos/Seal Beach or somewhere near by. Would you be interested and if so open to coming?

My goal is to make it 100% free but just ask if it's at a cafe/restaurant that you buy a drink or food.

No one would sell anything, we would just be there to ask questions and talk about real estate.
