@Joshua Palmer The numbers look pretty good but break that down to a door by door basis. Is it worth less then $100/door?

Mindy I generally invest in Indianapolis but was sent this deal so I'm checking it out. Owen says it's a terrible area of town so I'm going to skip it. Though I wish I could fly out to see all the good deals I get sent.
I also wish there were more deals similar to this in Indy. Prices have continued to rise over the last 2 years in Indy.

What do you guys think of Council Bluffs, Iowa? I have the opportunity to buy a 4 unit that the seller claims to be worth $350k and selling it for $121k. Can I run an address by someone who knows the area there?

Hi @Whitney Payton, welcome to BP. I think it's a great idea to start with MF but before you get much farther I suggest contacting a bunch of property managers. Before you buy you need to have a PM. I always run my addresses past my PM's. They know the area better then you unless you live there.

Hi @Yaniv Sigler,
The first 2 things I consider are if the state is owner friendly or tenant friendly. Second is am I ok with the states real estate tax.
I'm from Long Beach, Ca and I invest in Indianapolis In. I've done 2 evictions and one took less then 3 weeks and 1 took ~33 days. That's owner friendly to me.
It helps having someone you know there, I got lucky and have a trusted person/mentor in Indy but I only met them after I started looking at real estate there, it's not like we're life long friends.
BTW, I see you're from the area, we're having a meet up this Saturday at UnUrban Coffee House in Santa Monica starting at 10am.

Thanks for replying. It's in Fountain Square and I need to move a kitchen, add a bathroom, fix the foundation and roof of an add on. Plus painting, floors and all the extras to make it a nice FS flip.

I am having the hardest time finding 3 GC's in Indianapolis to give me quotes on a rehab. Is there really that much business out there that they don't return phone calls? Bildwise is getting me a quote but I'd like to get 3 total to compare and I can't seem to find GC's that will even consider the job.
If anybody has any suggestions or is a General Contractor and wants to reach out to me please do.
And whether I use @Ryan Poske and Bildwise or not I have to say they have been amazing to work with up to this point.

Hi @Terone Johnson,
My partner and I are using RealtyShares for a hard money loan and they are GREAT to work with. I can't say how long it will take to get the letter but as a whole they've been fantastic.
