I was lucky with that eviction in Indy but my PM was great.
I need to find the list of owner friendly states. Maybe we should invest in only those states.

We're starting to look closely at Florida to buy flips and buy/holds there but have a few general questions. Is Florida as a whole an investor/owner friendly state in terms of laws but most importantly evictions?
I currently own buy/holds in Indianapolis and it took my PM 33 days to do an eviction. I've heard it taking half that time in other states but in some states it can take 3-6 or more months. What are peoples experiences with evictions in Florida? Also I assume it's each city/county is different in terms of regulations but I'm asking as a whole.

@Karla Talancon This might be way to old now but... I've heard really good things about @Lee Smith and liked him a lot when I talked to him on the phone. I am currently working with @Keith Farbee who owns CityPlace PM who has been amazing in the last few months. He did an eviction for me and made it painless plus he went above and beyond in on other things as well.

@Brad Swarm Your logic for going MF seems very solid. I know it's not as easy but if you can find a 3-4plex I would suggest going that route. Either way, MF is great. One tip, don't try to break even because you are living for free. Make money on every deal you do. Some people going into MF, pick up a duplex and then only break even, maybe they feel guilty and that they don't deserve to make money from the property they're living in but what ever the deal is, make money on it every month.

@Morgan Nilsen it is worth talking to @Clay Manship and @Evan Manship even if it's inconvenient. They are my 2 most trusted sources in Indy and know the city better then anybody I've ever met. Also @Ryan Poske is most likely going to oversee my next flip. If you need any more connections there like inspectors, insurance, PM or anything else feel free to reach out to me.
