Welcome @Lisa Rappleyea BP is an amazing place with tons of potential. A lot of people are going to offer you help and 99.99% of them legitimately want to help you and will spend hours of their own time supporting you.
If you have any questions feel free to ping me. I started investing this last year in Indy from California and have had really great experiences.
Good luck.

Hi @Lane Kawaoka I use Curtis Gregory for my inspections (if you want his # PM me). He has reasonable rates and creates very thorough reports in a timely manor. If you use him please drop my name, I'm not getting paid but maybe he'll give me a discount on my next inspection.

@Christopher Suh They want to sell because they lost to sons in the last few years and want out of the town where their boys were born and raised. Plus they're getting older and want to travel.

Hi @Christopher Suh I met with the owners and they are a very nice older couple. According to the selling broker they won't accept owner financing. Is it ultra rude and underhanded for me to call the sellers myself and ask them about owner financing? They did tell me to call them anytime if I have any questions and they said it right in front of the broker.
