Hi All,

So I'm having a really bad month tenant wise. In this ones case I have a tenant in a SF home that just called my PM and said "I must leave" and almost everything is gone. She left some trash but the big thing is a box truck left in the back. What the heck do I do with this thing. It doesn't look too old or dilapidated. 

I don't know who owns it and I don't know what to do with it. Can I have it towed? Can I sell it? 

I'd prefer to sell it and make back what she owes me and help offset this terrible month.

Doesn't seem bad but is it a good enough area where you want to live? Please don't be offended, it's just so much more expensive where I live.

Hi All,

I need some input here. I need to open an LLC so I can get a business loan, seems simple enough but I'm investing out of state. I live in California and currently have rentals in Indianapolis. Do I open my business in California, a state that is more friendly to small businesses like Nevada/Florida/Delaware or Indiana?

I'll take any input you have but I know I will ultimately have to run it by a lawyer, so if you're a lawyer that specializes in this stuff can we chat???

@Account Closed Paul is right. I'm investing in C areas in Indinapolis with less money and sleeping at night. I just wish I could find more of them. They are not easy to find and you need to have a great relationship with your PM.

@Jack M. I can't speak of the numers in particular but... And only take this as a suggestion from experience, I started at # 1 and in 8 weeks or so got through them all. Some of them will NEVER apply to you but I learned from each one of them.
