Hi All,

I was just in Indianapolis again to look at apartments and I've found a winner. My issue is, I don't have $225k to put down. Now I will absolutely JV with somebody if the deal is right but I'm hoping to get a loan instead. Are there any lenders who will loan nearly 100% of the cost of the property based on the fact that it's 100% occupied and has great cashflow? On a side note, it's in great shape and has an amazing PM.

I'm pretty sure what I'm asking isn't realistic but I want to make sure before I start looking into a joint venture.

Hi All,

I'm looking for a broker to represent us in an apartment complex acquisition but I don't know what questions to ask the brokers I'm interviewing.

Hi All, 

I'm having a hard time finding recommendations on here for brokers that specialize in or have lots of experience in apartment complexes. In this case I need one that will work just north east of Indianapolis. 

Can anyone make some recommendations? I'm looking for around 5 names so I can pick and choose the right one.

I have some questions regarding how to split an apartment with a partner. Are there any seasoned veterans or anybody with some knowledge of partnerships on apartment buildings that wouldn't mind talking to me privately via PM, email or even on the phone for a few minutes?

Hi All,

I'm not great at keeping track of things like incoming money and where it goes. As a result I'm over compensating and trying to track everything. 

Can anyone share a spreadsheet with me that will help me track the money my PM sends me, where it needs to go (insurance, taxes, vacancy, maintenance) and then how much I have left. Also is there an easy way to break it down when it's time to do my taxes? 

What do you use?

Thanks @J Scott Hamilton. That is probably what I'm going to do.  Now to figure out what to include in the presentation I send him and which property to offer. I have 2 I really like, if I only had more money to invest.

Maybe I'm sensitive but if you're going to try to connect with me and ask me for my contacts in a certain city then you need to say hi. 

Someone sent a connection request and just said they're going to Indy next week SO will I send them all my contacts there. No, "Hi how are you" or any other niceties. 

The lesson is... Please be friendly and nice when you try to connect with me JUST to get my contacts.
