Hi All,
I'm an out of state investor from California and I'm starting to look in Miami - Ft. Lauderdale. Can anyone give me recommendations of wholesalers to talk to? I'm not looking for turnkey, sorry guys.
Ideally at the moment we're thinking of a condo near/on the water that needs lots of rehab.

@James Dishongh if you're still looking for investment property I highly suggest talking to @Clay Manship who posted a little ways up. Thanks @Jorge Rullan and @J Scott. To be honest J, I'm hoping to find a really good partnership agreement with all those edge case scenarios online. I have no problem paying for a document I just was hoping to get it right away and a lawyer would most likely take a few days. I'll also admit I was hoping to save a little money by buying a through template. If that doesn't exist then a lawyer it is.
Thank you both again. Now to prepare for this trip to go look at the property.

Forgot to reply back last week @Brett Snodgrass. Thanks for the input.
Come to find out the garage in back that's falling over is actually a duplex. To be honest I'm not sure what the implications are. Do we turn it into a giant garage which would be cheaper or do we spend the big bucks and rehab it back into a duplex? OR do we try to split the property up and sell it off as a separate parcel? So many questions and no solid answers yet.
Also thanks again @Lee Smith, the historic society was great about calling me back and talking to me.

Hi All,
I'm in a time pinch and need to find a partnership agreement for a flip deal with someone. The caveat is that it's all their money, I'm doing all the work and we split it. Does anyone have an agreement I can use or have a suggestion where I can go to download one?
