Like Sidney & Lakeisha suggested, Rent-O-Meter is the best barometer I have used for rent prices in the ares.

I agree with Jon... Flooring is one of the last things I would put in. That way your not walking on eggshells, or in this case, brand new flooring.

Are you referring to simple questions to inform you about the property or are you referring to questions to ask so you can negotiate a cheaper price?
One of the Biggerpockets podcasts with @Micael Quarles was really informative for negotiating real estate deals. It can be found here BP Podcast 077: Negotiating Your Way to 1000 Wholetail Real Estate Deals with Michael Quarles
His strategy is centered around Neuro Linguistic Programing (NLP). NLP is an effective communication approach.

Im in Orange County like @Brian R. . Its a pretty tough market with buy and holds in SoCal right now. Every time i work the numbers like @Ali Boone i just shake my head in disappointment.
Ill keep researching the out of state (where i have some boots on the ground) and can make a decent cashflow.

@Shane W. I am learning the same thing... & I agree with @Justin Scarborough
Also have learned to just talk about something relatable so that 'crazy look' doesnt even come up.
I have also learned not to take advice from those that have things i don't look want or look up to (if your not an investor and are strictly a consumer, why would i take money advice from you).
Keep up the encouragement though! BP is full of people that do nothing but keep it positive and enjoy helping others! :D

Does the mold fix have to be disclosed when selling the property after its been removed? I haven't heard of that before, but it might be one of those things some people may do to keep everything out in the open.

Personally, I have found that just before & after lunch is when I receive the most responses on all my different forum posts.
I also think @John Blackman 's assessment is fairly accurate.
But for us @Shane W. being on pacific standard time makes it a little more difficult to pin down a time for the entire BP Nation.
I doubt @Joshua Dorkin will tell us where majority of daily users are located ;)

@Melodee Lucido Thanks! There is, in my opinion, a blurry line with thinking it is ethical or unethical unless you're really find the core motivation of the seller.
@Jose Diaz Absolutely agree with you there. I have seen some people try to live their lives in that realm of manipulation & it just saddens me.
Do any of the books you recommended specifically show an example or exercise on the "PACE PACE PACE LEAD"
Overall, I believe you have to have a great understanding of your surroundings to feel whether or not your stepping over the line. Body language, facial features, & tone of voice will help get a sense of what the person you're talking to is really feeling.
