I just moved from Memphis,TN to Massachusetts, looking to network with wholesalers, rehabbers, lenders and other investors.  I'm have been investing in Memphis and still do for about 4-5 years.  My strategies there are Wholesaling and rehabbing.  Trying to find the best areas to invest in Mass. And looking to network strategies for finding deals and what people are doing. Goal is to do at least one deal in 30 days, yes I know thats aggressive... Looking for some insight.. All comments and criticism are welcomed :-)

I'm in search of an inexpensive roofer, electrician, plumber, hvac must be licensed. In Memphis,  FHA appraisal came back with things that weren't caught.  So you to get them fixed asap without spending a fortune.  Thanks

Wholesaling is simple in theory.

But to be successful you will have to work hard.

Its gets easy over time as with anything.

John Thedford, an NOD is a notice of default on a mortgage therefore causing a foreclosure to start.This notice is public record and is normally sent I believe after being 90 days late on a mortgage. But I think that varies by state.

I use a simple two p&s agreement that has an inspection clause built into it. And EM I've probably only had maybe two to three sellers ever say anything about it. I use $10. For one thing if a seller is really motivated they won't care. Two when they said something I just say this is what I always put up for EM out state requires us to put at least one dollar up to make this a legal binding contract. Hope this helps.

What I do is get a p&s signed between me and the seller and one between you and the buyer send them to the title co and tell them you wanna do assignment of contract and you get paid the difference at closing. The other way is to get a p&s between you and the seller and then get a assignment of contract signed by your buyer. Then give the buyer a COPY of the p&s with you and the seller. Send it to the title co and get paid at closing. I have heard of people getting there assignment fee in exchange for the contract but I don't know any buyer that will fork over 5-10k with a closing. -Jerry
