Welcome to BP and back to the industry @Account Closed...I'm new to this, but from what I have gathered, things have changed since the downturn in the late 2000's.  Make sure you listen to the podcasts (as they on occasion refer to differences now from that time).  Also, the community here is excellent and will certainly provide feedback and advice.

@Daniel Zamora Welcome to the BP Forum!  The people in this community are certainly willing to assist you and answer questions you may have.  First things first, make sure you read the BP Ultimate Guide on Real Estate Investing.  This will give you an overview of the various types of investing and give you an idea of which direction to go.  From there, invest some time learning on the forums and the highly recommended BP Podcast (listen to all of them if you can as they each have value).  The Podcasts will also include some recommended books on investing (these books are referenced in the show notes at the link provided above).  Once you have an area you want to explore, search the forums and find others who have posted on the subject, then reach out to them.

@Patrick Delaney Just from my observations on the forums, I think that wholesalers have had some success in this area.  Unfortunately, I can't speak to any real specifics.  I would try searching for some members in this area that focus on wholesaling and reach out to them.
