I think it's good your open to investing here in Detroit. Those are good areas for sure but can be priced high compared to other areas within Detroit. I recommend having a realtor or wholesaler you can trust to help out as well as like title company, maybe a couple of boots on the ground as well. Hey, I cannot see the documents you have but I saw that you're in Aviation sub-area. I have a flip going on there and I like the area for the most part (depending on which exact street). If you are only cash flowing $50-$150 in Detroit I wouldn't consider even doing the deal based on that, what makes Detroit market awesome is the fact you can cash flow high so if your not able to be above $200 I am already leaning toward it is not a good buy. Hey, I am in the Detroit market and it is cheap houses here but its really on a street by street basis the good thing here if you find a good deal you will probably cash flow very well. Message me anytime if you have questions.
