I am house hacking in Dearborn, I only had like $5000 fo the FHA owner occupy at 3.5% down.

Fire damaged just means more inspectors, more work, harder to renovate, liable of having to fix things the contractor did not expect and the price is not good enough in my opinion. I bought a fire damaged for $2000 and renovation it. I do not know the situation but fire-damaged should be deeply discounted. I can take a look for you maybe I can help but fire-damaged is a different beast!

congrats on the househack I am doing it in Dearborn, I live above and something to think about is parking like who parks in the driveway and if you charge to have them get. I make them park on the side never in the driveway its only one and it can be hard to get out if cars are always parked behind you.

Detroit is a good market but akes some trust and building a good team. I know many people investing here that are from out of state. I think you can do it!

Its one in Southfield called Renegade Detroit and we have one as well and another called Metro Detroit real estate investors
