Makes sense, I would focus on the big stuff like plumbing, gutters, electrical because most Detroit homes are older. Then to make it appealing that won't break the bank are some LifeProof planks, nice bathroom vanity, and white cabinets. You don't have to overdo it but the ball is set so low for rentals in Detroit because average homes still have terrible floors and bathrooms for renters so you can make a difference just by making is safe and clean.

We can speak more but that really depends on what you're looking to do to it. Some people like to be very cheap with renovations because it's Detroit where I take a different approach and try to make mine on the nicer side compared to others here.

@Eric Friday converting it t a 3/2 was probably added value for the new buyer. 2/1 are harder to sell usually. The numbers make a lot of sense and when the outcome is sold. That is the best.

The better question is where are the places to buy where its low entry price but not talked about much so still room to get in. It is a lot to investing in Detroit, if your looking for a pinpoint place let me know I can try to help out.

I did the same thing, I house hack in Dearborn so I did not think much of it then boom my car insurance is double! Something I did not think of before I moved into the city to househack.
