Hey! You are shifting your attention to the cash flow city lol. I think its good to focus here I have my own rentals and I enjoy buying and holding here. Detroit is more of a city that you have to learn the culture and areas street by street. I help people all the time with any questions feel free to ask me anything.

It is never too late, the city is still moving upwards so it may not be as cheap like it was 5 years ago but I am still finding deals. If you have any questions I can help with anything I have my own rentals here and can refer you to anyone you need.

I have duplex in Dearborn which is close to Detroit but suburb as well as rentals in Detroit. BTW I love Austin a good friend of mine moved there that is killing it in the Syndication space. I do think Detroit is moving on the upward trend you can tell by whats going on downtown, introduction of more flippers, and more diversity moving to areas I would have never thought would be populated again. When you get here to Detroit lets talk. I am from Detroit area and invest here in Detroit. I really enjoy it, really good cash flow and I have a team now I can depend on. I do like the Fitzgerald area but its others that makes sense. One of my investors have a property close to their so if you have any questions I can answer and help you out. BTW I love Denver lol!
