I'd recommend just connecting with people one on one over coffee. Less intimidating and more intimate. As you gain more knowledge and experience, you'll feel more comfortable at the larger meet ups.

I'm not too far from you in Sycamore. What is it that you're looking for specifically? You can use Zillow, Realtor.com, etc. to get some MLS data.
I'm happy to pull other data if you're not seeing it in those spots.

Right now, your options are seller financing or private money, unless you go the hard money route. Sometimes I use a combination of private money and hard money for a purchase/rehab. Reach out if you if have any questions!

When it comes to property managers, make sure they manage multiple properties (hopefully 100+ units) in the area you're purchasing. Ask them if you can speak with other owners of properties they manage. Those owners will give you the lowdown on the management company.
