I do both, but it's always preferable to have a warm referral. REI meet ups are one of the best ways to network quickly. If there's not one in your area, you should start one (that's what I did)!

Meetups are great. Don't let the number of people there scare you. Instead, look at it as a chance to have a lot of one-on-one conversations. If it's still too much, just reach out to people on BP and meet up with them individually for coffee or a drink.
I find that when it's a subject I'm passionate about, it's a lot less scary. Hope that helps...good luck!

As @Charles Soper and @Oleg Shalumov mentioned, networking is key. Talk to as many brokers as possible and tell them what you're looking for. Connect with other investors. Drive for dollars.
Even though I've been doing this for several years now, I'm going all in on networking just now. I think that's the best way to build a lasting business.

I think a flipper would be happy to have some help and/or allow you to shadow in the process of the rehab. I've shown my recent flip to several other investors starting out (also on YouTube if you want to check it out: http://bit.ly/DudeRealEstate).
From a practical standpoint, maybe you just offer to shovel snow and put salt down. This was a problem for me on my current project.

If you're feeling overwhelmed, keep educating yourself until you feel more comfortable. You'll never feel entirely comfortable, but you're going to make poor decisions if you feel like you're in over your head. Even though I was already involved in real estate, it took me a while to get to a comfort level where I felt like I could pull the trigger on a deal.
Always be networking and you'll learn a lot from other investors.
