Lets dig a little deeper on this topic as these questions just fascinate me in the RE world. Is there an easier way to get the property address ? Are there any websites that would give those information for a fee?

I did something called as "Loan recasting". What that means is your interest rate and the maturity date of the loan stays the same. I pay additional principal of say $10K or $20K and the bank would recalculate my new monthly payment. 

In my situation, this reduced my monthly payment and i started having +ve cash flow on one of my property. (I bought this condo in 2005 when i had 0 knowledge on RE and all i needed was a nice new home). 

Dont stop investing in RE after you move to Europe. Share your experience buying/selling properties in that part of the world.

@Phil,

Mine was a condo. If you plan on managing these properties your self, it depends on how long you can drive if there is an issue that you have to take care of. Lets say a tenant calls you for a leaky toilet at 10:00pm. How far would you travel to go fix it? Or do you plan on having a property management company that can do the job for you. It all depends on how you would want to run your business.

I would suggest you go over the Biggerpockets podcast as well as post any questions that you may have.

If I were you, wouldnt give money upfront. Rather see what you can take as a tax write off with valid receipts. 

Joe just nailed it down. Give them back their security deposit 100%. Take care of their moving expenses and pay the movers directly. Offer them these and see what they say.

Option 2, add to the first option that you will pay the last month utilities, if they provide you the statement.

If they say no, Option 3, (add to option 2) Pay their fist month rent in the new apartment. And keep in mind, dont be desperate to answer their phone calls/ reply to emails even though you might want them out soon.

Phil,

Welcome to BP and on your first post. I did something similar to what you have done, just that i did not pay off the loan and was converting my primary residence to rental units. There are so many things that you could do.

- With the cash that you have, you can purchase your primary residence.

- Take a HELOC or do a cash out refinancing and buy a 2nd rental property close by where you can manage. !
